Let’s take a look at some of the important procedures that take place before issuance of NOC for development of a housing society.

1) The first step authorities take in issuance of NOC is the identification of the land. NOC issuing authorities check whether the area where the housing society will be made is a Green or Brown land. NOC is issued for housing society which is only on Brown Land that is not in use for irrigation purposes. In large cities this land is specified in the master plan which is updated after some years. NOC is not issued if proposed land falls in either green land used for irrigation purposes or industrial lands which are designated for development of industry.

2) Second step for getting NOC is to obtain the Preliminary Planning Permission (PPP) from the relevant government authorities. PPP involves checking of ownership of land from revenue department and checking whether land is prone to flooding from the irrigation department. Housing societies built on Land which is prone to flooding are not given NOC. During PPP procedural work, the Water and Sanitation Agency is also supposed to give an initial No Objection Certificate (NOC).

3) During Preliminary Planning Permission developer company has to show that they own most of the land within the proposed area where they want to build their society and that they are capable of buying remaining land within sometime.
